Our Process
When advertising for tenants, we look for people that are willing and dedicated to taking care of your property as if it was their own. Responsible, clean renters that take pride in their belongings are ideal. With meeting the tenants at the property, several phone conversations, checking their references and signing them up on a lease, we feel we have a good idea of who we are putting into your property. However, we can never know how people truly live, but with less than a dozen full evictions since 1979, we have had a good success rate. We put our years of experience to work for you when selecting a tenant for your investment property.
Once we select a tenant, this is what we require from them:
- Read and sign our Lease Agreement.
- Pay first months rent and security deposit in certified funds.
- Rent is due on the first of the month and late after the fifth of the month.
- Fill out an Inspection Report and return to our office within 2 weeks.
- Tenants are responsible for normal care and maintenance on the property.
- It is their responsibility to keep furnace filters clean.
- Minor repairs are to be done by tenant, which include replace leaking faucet washer, keeping drains clean and caulking around the tub and sinks.
- If a major repair needs to be done, the tenants are required to contact Hufford & Co., Inc. right away.
- Tenants are required to give a 30 day written notice to move out at the beginning of the month.
- We will send a letter of Check-Out Inspection Requirements to the tenants when they give notice. Tenants will know exactly what is expected of them.
- Hufford & Co., Inc. will inspect the property after the tenant is completely out and has returned the keys.
